Zafir Rashid has spent over 25 years in real estate and asset management, specializing in commercial, industrial, and residential developments. He currently leads real estate development for Teramir Group; a global company focused on hospitality, infrastructure, and multi-asset real estate projects across the United States and the Middle East.
Teramir Group is currently managing one of the largest hospitality developments underway in Florida: Everest Place, a master-planned, $1.5 billion destination that includes hotels, branded residences, retail, wellness centers, and entertainment experiences. Anchoring the site is the Nickelodeon Hotels & Resorts Orlando, developed in collaboration with Paramount and Lionstar Hospitality.
The resort will feature over 400 units—approximately 200 condominiums and 200 hotel rooms—alongside themed restaurants, signature suites, a water park, and immersive branded experiences tied to Nickelodeon properties such as SpongeBob SquarePants, Teenage Mutant Ninja Turtles, and Paw Patrol. Guests will be able to purchase branded residences, experience themed dining like La Spatula and Mikey’s Pizza, and take part in interactive attractions such as a real-life slime machine.
Beyond the family resort experience, Everest Place includes infrastructure for long-term residential living, hotel expansion, and wellness-driven hospitality. The Mysk Hotel, one of the flagship concepts in the development, will offer an upscale, alcohol-free environment with halal and kosher food options, separate spa facilities for men and women, and a wellness-first design philosophy. Additional hotel brands are currently being negotiated for future phases of the development.

AMSYS Development, a Texas-based firm, is a major stakeholder in the project and has played a critical role in supporting its vision. AMSYS Development, a premier division of AMSYS Group, specializes in innovative and sustainable real estate across residential, commercial, and industrial sectors. AMSYS Group is a leading global firm with over two decades of experience, extending its expertise across multiple business sectors, including Real Estate, Energy, Technology, Finance, Logistics, and Healthcare.
The development spans approximately 234 acres, and the surrounding location includes some of the highest-grossing restaurants in the area. Site planning, infrastructure engineering, and multi-level regulatory approvals have been completed over a six-year period. The team is currently working to finalize building permits so that vertical construction can begin.
The project also includes water taxis, boat docks, and walkable boardwalk spaces surrounding a stormwater management area that doubles as an amenity. Once completed, Everest Place is expected to draw over 15,000 daily visitors and employ hundreds of staff.

Teramir Group is also engaged in hospitality and infrastructure projects outside of Florida. The company is involved in development across the Middle East, with an emphasis on high-growth sectors such as data centers and integrated hospitality assets. Rashid leads the organization around a hands-on, systems-led approach involving internal teams and third-party consultants across interiors, FF&E, construction, and capital structuring.
Teramir’s model reflects Rashid’s broader vision: to create long-term, high-value developments that balance commercial strategy with real-world functionality. Rather than focusing on isolated buildings, the firm approaches projects as experiential districts, structured to generate returns while maintaining relevance and operational continuity across regions.
